Sizing the Island to the Room, Not the Catalog

Island cabinets come in standard widths, and it is easy to start from the biggest one that looks good in a showroom. We start from the other end. The room decides how big the island can be, and the island is built to that number.

The first measurement is the distance between your existing counters, or between a counter and a wall. From that we subtract the aisles. A working aisle between an island and the sink or range run should be about 42 inches for one cook and closer to 48 inches when two people use the kitchen at once. On a side that is only a walkway, not a work zone, 36 inches can be enough. Whatever is left over is the island. If what is left over is less than about 24 inches deep, a freestanding island is probably the wrong answer, and we will show you what a peninsula or a longer counter run would look like instead.

Seating Is a Separate Calculation

Stools need width, knee room and space behind them. Plan about 24 inches of counter per person. At a standard 36 inch counter height, an overhang of roughly 15 inches lets someone sit without their knees against the cabinet doors. At a raised 42 inch bar height, about 12 inches will do. Behind a seated person, you want enough space that someone can walk past without asking them to scoot in, which usually means 44 inches or more if that path is a main route through the kitchen.

These numbers are why a builder island in a newer Irvine home often seats nobody well. It was sized for a photograph, with stools tucked in that no adult can use for dinner.

How We Build It

Cabinet Boxes and Anchoring

An island is built from base cabinet boxes fastened together and anchored to the floor, usually with cleats screwed or bolted down so the island cannot shift when someone leans on the overhang. On a concrete slab, which is what most Irvine houses have, that means masonry fasteners. We prefer plywood boxes for islands because the sides are exposed and take abuse from feet and stools. The seating side gets finished end panels or a paneled back so it does not look like the rear of a cabinet.

Overhang Support

Stone and quartz are heavy, and they are not designed to cantilever far on their own. Short overhangs are often fine unsupported, but a full seating overhang needs steel brackets hidden under the top or visible corbels. We decide this with the fabricator before the top is templated, because retrofitting supports after install is awkward and shows.

Power and Lighting

Islands with counter space generally need at least one receptacle, and every countertop receptacle in a kitchen needs GFCI protection. We place outlets on the end panels or the work side, where cords will not cross the seating. Appliances such as a microwave drawer or a beverage refrigerator get their own dedicated circuits. Pendants are centered on the seating, not the cabinet run, and every fixture is high efficacy LED to meet California Title 24 lighting rules. If the existing panel is short on space, we tell you early.

Sinks and Cooktops in an Island

This is where island projects change size. A sink needs a drain, and on a slab floor that drain is reached by saw cutting a channel through the concrete to the existing line, then patching and refinishing the floor over it. The island sink also needs a venting method the inspector accepts. A cooktop needs ventilation that captures smoke in the middle of a room with no wall behind it, which means an island hood sized wider than the cooktop or a downdraft unit with realistic expectations. Larger hoods can trigger make-up air requirements, and we ask about that before you fall for a particular model.

Permits and HOAs

Moving plumbing or adding circuits means a permit and inspections through the City of Irvine. Condos and townhomes in HOA communities typically need architectural review before the permit, and we prepare the drawings those committees ask for.
