Why We Start With the Floor, Not the Showroom
Speakpirate remodels kitchens in Irvine, and we have a habit that slows the first meeting down on purpose. Before we talk about cabinet colors or countertop slabs, we measure the open floor and work out what it can hold. Most people call us because they want an island. A fair number of them end up with one. Some end up with a peninsula, a longer counter run, or a better table, and they are happier for it.
The reason is simple. An island that crowds the aisle gets resented every single day. The dishwasher door hits it, the refrigerator cannot open fully while someone sits on a stool, and two people cannot pass each other at the sink. None of those problems show up in a rendering. They show up the first week you cook in the finished room.
What a Layout Visit Looks Like
We measure the kitchen and the rooms it opens onto, note where the plumbing, gas and electrical run now, and check whether the house sits on a slab, which almost every Irvine tract home does. Then we mark the proposed island on your floor with painter’s tape. You leave it there for a few days, walk around it, pull a chair up to it, and open every appliance door you own into it. Nothing about that step costs you anything, and it settles more arguments than any drawing.
The Kitchens We See Most
In Woodbridge, Northwood and the older parts of Turtle Rock, it is often original oak cabinets and tile counters from the 1970s and 1980s. The boxes are frequently solid enough to keep, which changes the budget considerably. In newer homes around the Great Park and Portola Springs, the builder island is already there, but it is sized for a model home photograph and the seating does not work. Condos and townhomes bring shared walls and HOA architectural review, which we plan for from the start.
How We Work
We give you written options with real aisle widths and seat counts, a price for each, and a plain explanation of what drives the difference. When walls, circuits or plumbing move, the work is permitted and inspected through the City of Irvine. Lighting meets California Title 24. Manufacturer warranties are registered in your name, and our workmanship terms are in the contract before you sign.
